Haitong Securities Building (Formerly Cyber Tower)

When an impressive downtown Shanghai site became available, the client, an astute investor/developer, purchased it and retained

to design a building worthy of the location.
The excavated site had foundations and footings in place. The footings would provide a small footprint and deprive the owner of lease space. The cost to pour new footings and income lost during that time were not acceptable. In association with the Shanghai Design Institute, we increased speed to delivery by keeping the footprint, creating the 36-story "intelligent building."
On the top floors, the floor plate was increased by undulating the exterior wall, creating a ribbon effect and higher premium corner offices.
The intelligent building system was created to meet building needs cost effectively with incremental expansion. Systems like security, building management, telecommunications, raised floor air conditioning, cabling and high-speed optical transport and electronic infrastructure support communications and signal processing.
The tower's base has a multistory retail podium with exterior displays.
